PMI cancellation & termination
PMI (private mortgage insurance) protects the lender, not you. On conventional loans with <20% down, you may request cancellation at 80% loan-to-value (LTV) of the original value, and the servicer must auto-terminate when principal first reaches 78% of original value — regardless of current market value (Homeowners Protection Act, loans after July 29, 1999).
Context & guidance
- PMI: 0.3%–1.5% of original loan annually; ~0.5% common midpoint.
- Property tax: US avg ~1.1% of home value (range 0.3%–2.3%).
- Escrow: lenders collect 1/12 of annual tax + insurance monthly.
- 15-year roughly halves total interest but raises monthly vs 30-year.
